Four freehold conservation shophouses at 762, 764, 766 and 768 North Bridge Road in Rochor (District 7) within the Kampong Glam Conservation Area is up for sale via an expression of interest (EOI) exercise at a guide price of $37 million.
The land size of the shophouses is approximately 5,765 sq ft and the built-up area of the properties is approximately 9,473 sq ft, which translates to approximately $3,906 psf on the built-up area.
The properties comprise of two storeys, including a mezzanine level. Under the URA Master Plan 2019, the shophouses are zoned for commercial use, with one of the shophouses being approved as a Massage-Spa establishment.
Buyers may consider the possibility of extension on the second level, to potentially increase the outdoor terrace by an estimated 2,000 sq ft, subjected to approval from the relevant authorities.
