Huttons’ comments on GLS sites at De Souza Ave and Canberra Crescent

The De Souza Avenue site is very close to the Bukit Batok Nature Park and Bukit Timah Nature Reserve. There is no new project and existing projects in the vicinity are fully sold. There will be an upcoming project at Bukit Timah Link. It is very close to Beauty World transformation and Beauty World mrt station. Pei Hwa Presbyterian Primary School is nearby as well.

It may attract between 1 and 3 bidders and a top bid between $1,200 and $1,300 psf ppr. This may translate to between $397.74 million and $430.88 million.

The Canberra site is very close to Bukit Canberra integrated hub which offers a wide range of amenities. There are ActiveSG gym and sports hall, hawker centre and a swimming pool. There are plans for a polyclinic as well.

Sembawang Shipyard is moving to Tuas and there may be more exciting developments in the future.

The Canberra mrt station is a ten minutes walk away and there are 2 primary schools within 1km of the site.

Sembawang is a fast growing town and the HDB has launched 4 BTO projects from 2015 to 2018. More than 8,000 flats in Sembawang have obtained their MOP since 2020. The average price of a 4-room flat in Sembawang has risen by more than 50% from 1Q 2020 to 1Q 2024, making it one of the HDB towns with the highest price growth.

The site may attract up to 3 bidders and a top bid between $900 and $1,000 psf ppr. This will translate to between $316.78 million and $351.98 million.
