Huttons comments on Nov 2025 developers’ sales
Launches and Sales
As the market winded down for the year, the number of project launches dwindled to 1 in Nov 2025 compared to four in Oct 2025.
Developers launched 347 units for sale in Nov 2025, 84.5% lower than the previous month and 87.9% lower than a year ago. In Nov 2024, developers pushed out 5 major projects.
In Nov 2025, the first project in the Upper Bukit Timah area in 5 years, The Sen was launched for sale. It sold 77 units at a median price of $2,339 psf. Buyers were drawn to the lush surrounding greenery and hard to beat starting price of below $1 million for a one-bedroom unit.
More than 80% of the units sold in The Sen were below the sweet spot price of $2.5 million.
A total of 325 units were sold in Nov 2025, 86.6% lower than Oct 2025 and 87.3% lower than the same period in 2024.
Huttons Data Analytics estimate developer’s sales excluding ECs in the first 11 months of 2025 at 10,624 units. This is around 97% of Huttons estimates for the full year.
Purchases by Market Segments and Price Range
The proportion of sales in the RCR increased to 66.2% due to the launch of The Sen in Nov 2025 and sales in RCR projects which were already launched prior. 7 out of the Top 10 projects by sales in Nov 2025 were in the RCR.

Singaporeans made up 84.4% of buyers in Nov 2025 while PRs accounted for 12.8%.
The proportion of sales $2.5 million to below $5 million in Nov 2025 continued to make up the biggest chunk for the fourth month running. Singaporeans contributed more than 80% of the buyers in this price range, a display of the depth of wealth among households.
There were four sales of $10 million and above private new homes.
Two were for landed homes in Mount Rosie and Serangoon Garden Estate, both purchased by Singaporeans.
The non-landed homes sold were a 2,809 sq ft in W Residences Marina View – Singapore and a 4,176 sq ft unit in 32 Gilstead. Both were likely bought by PRs.

Purchases by Foreigners
There were 9 purchases by foreigners in Nov 2025 compared to 32 in the previous month.
7 of the purchases were in the RCR and 2 in the CCR.
The proportion of purchases by foreigners was 2.8% in Nov 2025.

Executive Condominiums
Sales of EC in Nov 2025 were similar to the previous month at 21. The number of unsold EC units has dropped to a low of 44 in Nov 2025.
Outlook
The year-end holidays will see the market taking a breather in Dec 2025. Sales are estimated at between 200 and 250 units.
Coastal Cabana, the first EC in Pasir Ris in more than 10 years could see pent-up demand from buyers when the show gallery is opened to the public in Dec 2025. The first preview weekend attracted more than 4,000 visitors. Coastal Cabana is one of the rare ECs offering sea views. There will be a new community hub in Pasir Ris. Sales booking for Coastal Cabana will take place in Jan 2026.
Huttons Data Analytics estimates developers’ sales for 2025 to be as high as 11,000 units, the highest annual sales number since 2021.
Prices on the other hand are forecasted to grow between 3% and 4% in 2025.
