Couldn’t get a BTO? Check out some ECs in 2020!

Are you one of those couples who can’t get a queue number for a BTO flat despite numerous tries or one way back in queue? Can’t wait for 4-5 years for your BTO to be completed too?

An EC can be your next dream home with a swimming pool without having to splurge on a private property. Following the raise of the monthly income ceiling for EC buyers from S$14,000 to S$16,000 last September too, more of you (subjected to HDB restrictions) will be eligible.
Here are 3 ECs you may consider:
1. Parc Central Residences

This coveted site along Tampines Ave 10 within a matured estate will be developed by Hoi Hup Sunway. Possibly launching in July, more families would be able to enjoy the wide variety of amenities in the heart of the regional centre of Tampines. For instance, Our Tampines Hub offers various sports and community facilities while Tampines Mall, Tampines 1, and Century Square are close by. In addition, Tampines MRT station and the Tampines West Station along the Downtown Line are also a short distance away.
2. Parc Canberra
This luxurious EC in the north is developed by Hoi Hup Sunway. The vicinity is primed for many more developments such as the new three-storey Canberra Plaza, 12-hectare Sembawang Integrated Hub and Bukit Canberra to meet your retail, dining and recreational needs. Furthermore, go to places in minutes with the new Canberra MRT station within 300m and upcoming North-South Corridor providing speedy access island-wide. A life of laidback luxury awaits new residents!
3. Piermont Grand
Famously known as the only EC project launched in 2019, Piermont Grand is situated beautifully overlooking the river in the heart of Sumang Walk. This project comprised a total of 820 units consisting of 3 to 5-bedrooms options. Many amenities such as Waterway Point Shopping Mall, SAFRA Punggol, Marina Country Club are within its vicinity. It is also well-served by Sumang and Nibong LRT, linking you up to Punggol MRT station.
Canberra Site A and B, and Fernvale EC Site
Mr Lee Sze Teck, Huttons Asia Research Director, commented that the two sites at Canberra Drive attracted a top bid of $644 psf ppr and $650 psf ppr from Oasis Development and United Venture, respectively. The bids are within expectations and probably took cues from the average selling price of Parc Canberra. The same group of developers participated in both sites submitting bids that are close probably to average out the land costs in the event they are the top bidders for both sites.
Frasers Property submitted the top bid of $555 psf ppr for the EC site at Fernvale Lane which is within expectations. The strong interest and sales in Parc Canberra show there is unmet demand for EC projects in the market. Furthermore, the last EC launch in the area was in 2012 and there are a few thousand flats in Sengkang which has or will pass the minimum occupation period in 2021. This will form the potential pool of eligible buyers for the EC project.
All in all, demand for ECs will be robust, especially with the expanded pool of eligible buyers. Remember to check the HDB EC eligibility schemes and rules before planning further.
