EC Site at Senja Close
More than 10 years had passed since the last EC site in Bukit Panjang was sold. There may potentially be pent-up demand for ECs. The site is within a 500m walk to Jelapang LRT station and 2 stops from Bukit Panjang MRT station.
Site at Clementi Ave 1
The site is attractively located in a mature estate and near to good schools like Nan Hua Primary School and Pei Tong Primary School. There is limited new supply in Clementi as Clavon is fully sold and Parc Clematis is almost 99% sold.
Site at Jalan Tembusu
The Jalan Tembusu site sits in District 15, a popular area for many buyers. It is not far from Tanjong Katong MRT station. There is ample supply in the area from Jalan Tembusu Residences, The Continuum, Dunman Road and Haig Road.

As the list of sites under 1H 2023 GLS programme will be revealed in December, developers might want to keep their options open and not trigger these sites for sale.
If successfully triggered, the top bid for the EC site at Senja Close may be between $600 and $650 psf ppr. There may be 3 to 5 bidders.
The top bid for Clementi Ave 1 may be between $1,000 and $1,100 psf ppr. There may be 3 to 5 bidders.
