HDB had combined the May BTO exercise with Aug and will be launching around 7,800 flats for sale in Aug. Buyers have a wide pool of flats to choose and it may dilute the subscription rate. The circuit breaker is not likely to have an effect on demand for Aug BTO exercise because BTO flats cater to buyers who can afford to wait and construction activities are gradually resuming from 2 June.
In our view, the Geylang, Pasir Ris and Woodlands BTO location are ideal as they are very near to MRT station and amenities. For example, Pasir Ris BTO is near to White Sands shopping mall, an upcoming mall and future cross island line. Woodlands BTO is just beside the regional centre and Causeway Point. We could see up to 10 applicants for each flat on offered in the mature estate and up to 4 applicants for each flat in the non-mature estates.
