Huttons’ comments on HDB May 2021 BTO launch

HDB launches 3,879 flats in its May 2021 BTO exercise. This is the largest May launch since 2018 where 3,970 flats were launched for sale. The Telok Blangah Beacon and MacPherson Weave BTO will be most sought after.

The Telok Blangah Beacon BTO is the first since the launch of Telok Blangah Parcview in 2013. As this is a small BTO project at 175 units, demand is expected to be very high at around 10. However the downside is the construction period of more than five years.
The MacPherson Weave BTO is right next to the Macpherson MRT interchange and one MRT station away from Paya Lebar Central. The connectivity to major employment areas like the CBD is excellent. We can expect more than 10 applicants for each flat.
For those who can afford to wait and are indifferent to location, the Aug 2021 BTO exercise offers more at choicer locations.
The two BTO at Tampines are very close to Tampines West MRT and offers views of Bedok Reservoir.
The Kallang/Whampoa BTO is within minutes’ walk to Boon Keng MRT. 5-room DBSS flats have seen their values exceeded $1 million, a good indication of the demand for flats in this area.
