Minister Lee made a statement that proximity to transport nodes and well-served by existing amenities and facilities will make these flats command a higher market value. This may serve as another indicator on top of a central location to determine whether a BTO launch will fall under the PLH model.
Ghim Moh Ascent was launched in May 2022. The price range for a 3-room flat was $369,000 to $481,000 while that for a 4-room flat was $511,000 to $691,000. We estimate the launch price for Ghim Moh Natura to be between $390,000 and $505,000 for a 3-room flat and $537,000 to $726,000 for a 4-room flat. Launch prices for Ulu Pandan Banks may be similar to Ghim Moh Natura given the more complex design. For Kallang Horizon, the 3-room flats may be between $400,000 and $500,000 while 4-room flats may be between $545,000 and $650,000.
Given that these PLH flats cannot be sold in their first ten years, buyers who want to stay in the vicinity will have lesser options and that may push up the prices of existing resale flats.
