The tighter restrictions on viewings for the month of October may have resulted in slightly lower transactions in the condo resale market. Notwithstanding the restrictions, demand may have peaked and the condo resale market could be heading towards stabilisation.
The new PLH flats is not likely to have an immediate impact on the condo resale market as they have a longer MOP and make up a small portion of the whole HDB upgrading demand.
Longer term wise, owners of PLH flats can still realise substantial gains if the income ceiling is revised over the years.
