Demand for HDB flats picked up pace in August despite the Lunar Seventh Month.

The urgent need for a place to stay outweighed any negative connotation associated with the Lunar Seventh Month.
Buyers are opting for a resale flat over a BTO or even flats from HDB open booking system. There is only 1 BTO project in the open booking system that offers buyers 4 and 5-room options. In comparison, the resale market offers more choices and probably larger units, something buyers are placing more emphasis on these days.
Buyers have also accepted the fact that they may have to pay COV and are prepared. That may have helped to breach the price gap.
Judging from the strong demand in the first eight months of 2021, HDB resale volume may possibly reach 30,000 and prices should increase more than 10% and reach a new high.
