There are at least seven uncompleted BTO projects and 1 EC project in the Tampines North area. There is a dearth of amenities like a mall in the area ro serve the future needs of residents. The 1,190-unit mixed commercial and residential site at Tampines Ave 11 will inject much needed amenities to the area. The top bid may cross$1,000. However the huge site and quantum of more than $1 billion will likely attract consortiums to bid so as to share the risks.
The Tengah Plantation Loop (EC) is the second EC site in the upcoming Tengah town. It is less than a 5 min walk to the future Tengah Park MRT station on the Jurong Region Line and will bring residents to the second CBD at Jurong East in less than 10 mins. EC sites within proximity to MRT stations are rare and tend to do well. It is a short walk to Princess Elizabeth Primary School. Following the success of Copen Grand, developers may be keen to look at EC sites in Tengah to shore up their landbank. It could draw up to 8 developers and a top bid between $630 and $680 psf ppr.
