A portfolio of 4 commercial HDB shops have been launched for sale via an expression of interest (EOI) at a guide price of $7.2 million.
The 4 commercial HDB shops units to be sold individually or collectively as a portfolio are situated in the mature North Bridge Road and Marsiling areas. The 3 North Bridge Road shops are within walking distance to Lavender MRT and ICA Building. They lie on the city fringe and there is high human traffic throughout the day from residents to tourists. The other shop with a prominent frontage is within walking distance to Marsiling MRT station. There is ample parking in the area for patrons.
The 4 units occupy a total area of 3,700 sq ft and based on the guide price, it works out to an average of $1,946 psf across the portfolio. “The usage of the shops is extremely flexible and the rental demand is consistent. There is also potential for capital appreciation”, says David Chun, Associate Senior Marketing Director of Huttons Asia Pte Ltd.
“The shops are not subjected to Additional Buyer’s Stamp Duty (ABSD) and Seller’s Stamp Duty (SSD). There is no GST payable as well. The palatable quantum should see healthy interest from investors,” concludes Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia Pte Ltd.
The EOI for the 4 commercial HDB shops will close on 2 October 2023 at 2pm.
