
The Media Circle (Parcel A) site attracted 3 bidders and a top bid of $1,037 psf ppr from CNQC Realty (Bloomsbury) Pte. Ltd., Forsea Residence Pte. Ltd. and Hoovasun Holding Pte. Ltd.
This is the second land parcel for residential use in the upcoming residential precinct in one-north, Singapore’s premier R&D hub. There are an estimated 4 land parcels for residential development and 1 for long-stay serviced apartments.
It is also the second land parcel bidded by Qingjian in Media Circle. It reflects the developer’s confidence in demand for homes in this unique location. If awarded, the developer will have influence over the supply and pricing of new homes in Media Circle.
Developers are drawn to this unique location with lush greenery and the colonial black & white bungalows. There are only two precincts with land set aside for homes – one at Slim Barracks Rise and one at Media Circle. Supply of homes in one-north is limited and there are only a total of 987 residential non-landed homes. As of 4 Mar 2025, less than 100 new homes remained unsold. There is a high proportion of foreigners working in one-north and Science Park and with Tanglin Trust School nearby, there is a strong pool of quality tenants.
Yet it is not far away from everyday needs. There will be 400 sqm of retail space in Media Circle (Parcel A). Across the road is another 400 sqm of retail space in Bloomsbury Residences.
