The latest project in the Lorong Chuan area, Chuan Park saw overwhelming response and sold 70% on launch weekend.
Many of the buyers are staying in District 19 and this shows the high level of demand from residents in District 19.
The upcoming mid-size GLS site at Chuan Grove will help to address potential demand. It is about 5 minutes’ walk away to Lorong Chuan MRT station. It can tap on the potential tenant demand as it is nearer to the Australian International School. St Gabriel’s Primary School is just across the road. The South facing units will have unblocked views towards Potong Pasir.
It may attract 3 to 5 bidders and a top bid between $1,150 and $1,250 psf ppr.

Holland Link
The Holland Link site is the first site to be launched in the upcoming Holland Plain precinct. The Holland Plain housing area was highlighted in the Master Plan 2019.
As the Holland Plain precinct is very near to the Brizay Park GCB area, the density of developments will be kept low and it could be a private residential enclave. There will be generous green spaces in the precinct to enhance the living environment.
This precinct is located along the Bukit Timah education belt where there are many top schools from primary to junior colleges.
The most recent 99-year leasehold launch in the vicinity was Fourth Avenue Residences in Jan 2019. Fourth Avenue Residences have an average selling price of $2658 psf in 2024. In the Holland area, a GLS site was sold for $1,285 psf ppr in May 2024.
The site could see 1 to 2 bidders and a top bid between $1,200 and $1,300 psf ppr.

Holland Plain
The Holland Plain site is unlikely to be triggered for sale. Developers are likely to see the response to the Holland Link GLS site first.

River Valley Green (Parcel C)
The River Valley Green (Parcel C) is unlikely to be triggered for sale as there are a few sites that were sold earlier. There is an existing tender for River Valley Green (Parcel B) which will close in Feb 2025.
If Parcel B is sold, there will be an estimated 2,090 units from River Valley (Parcel A), Zion Road (Parcel A) and (Parcel B). There is little incentive for developers to trigger the site for sale.
